How Much Does Assisted Living Cost in Singapore?

The short answer

At Minmed Homes, assisted living starts from approximately S$3,400 a month per resident in our Community residences, and from approximately S$4,000 a month in our Lifestyle residences, rising to around S$5,300 for a single en-suite room in a landed home. Those rates are all-inclusive.

Across the Singapore market more broadly, monthly costs differ substantially between providers and with the level of care required, so a single market figure would be misleading. What we can do is explain exactly what makes up the cost, so you can compare any two quotations properly.

What makes up the cost

Assisted living pricing bundles together things families are used to paying for separately. When comparing providers, check each of these line by line - the differences between quotations usually sit in what has been left out.

• Accommodation - the furnished bedroom, whether private or twin, en-suite or shared bathroom
• Caregiving - trained caregivers present around the clock, including overnight
• Meals - how many servings a day, whether dietary needs are accommodated
• Utilities - electricity, water, air-conditioning, Wi-Fi
• Housekeeping and laundry - and how often
• Healthcare support - nurse reviews, and whether doctor consultations are included or billed
• Nursing - what is covered by routine visits and what is charged as a procedure
• Activities - the weekly programme, outings, and whether these carry a fee
• Transport - to appointments, and whether an escort is included
• Additional care needs - dementia supplements, higher-dependency care, one-to-one support

What Minmed Homes rates include

Our monthly rate is a single all-inclusive figure per resident, so families can budget with one number rather than a growing list of add-ons.

• A fully furnished bedroom with wardrobe, air-conditioning, television and emergency call system
• Four servings of food a day - breakfast, lunch, tea-time and dinner - planned with our dietitian
• Trained caregivers on site around the clock, including overnight
• Medication preparation and administration, with a documented record for every dose
• Housekeeping, laundry, utilities and Wi-Fi
• The weekly activity programme, including outings
• Weekly nurse wellness reviews and medication reconciliation
• Up to two doctor consultations a month, with consultation fees waived
• 24/7 teleconsultation access

Billed separately: medication and prescriptions, transport, specialist treatment and procedures. Dementia care at some residences carries a supplement of S$600 a month, which we state before you commit. There are currently no government subsidy schemes for assisted living of this kind in Singapore.

Why rates vary between rooms

Two things drive most of the difference: how many residents share the bedroom, and whether the bathroom is en-suite. A twin room with a shared bathroom in an HDB Community residence sits at the lower end; a single en-suite room in a landed Lifestyle residence sits at the upper end.

Property type matters too. Community residences are five-room HDB flats in heartland neighbourhoods such as Bedok and Sengkang, close to wet markets and coffeeshops. Lifestyle residences are landed houses and condominium units in Bendemeer, Siglap and Loyang, with more space and facilities such as gyms, wellness studios, craft rooms and swimming pools.

Costs families often forget to count

When comparing home care with assisted living, these are the items that routinely get left out of the home-care side of the ledger.

• The helper's rest-day cover, and who provides it
• Annual helper costs spread monthly - insurance, medical check-ups, home leave, air tickets
• Family members' unpaid leave for appointments and emergencies
• Incontinence supplies, supplements and nutritional drinks
• Home modifications such as grab bars, ramps and a hospital bed
• Emergency ambulance conveyance and A&E attendances after falls
• The cost of a second helper, or night cover, when needs rise

Planning for care needs that change

A senior's needs rarely stay still. Ask any provider what happens when they do - whether the rate is re-assessed, what triggers a supplement, and how much notice you get. At Minmed Homes, care plans are reviewed regularly and any change in rate is discussed with the family before it applies.

It is equally worth asking what happens if needs eventually exceed what assisted living can safely support. We will tell you honestly and help you understand what would be more appropriate, rather than keeping a resident in a setting that no longer fits.

Getting an exact figure

The only way to get a precise monthly cost is an assessment. Our nurse and care team review medical history, mobility, medication, cognitive status and dietary needs, then confirm which residence and room type fits and what the rate would be, in writing.

We would encourage you to ask every provider you shortlist for the same thing: a written monthly figure with inclusions and exclusions listed. It is the single most revealing question in the whole process.
